SERVICES PROVIDED:
Placing data concerning property in the Multiple Listing (MLS), where it will become
available to all licensed Real Estate Agents/Brokers in the San Antonio and neighboring
communities.
Screening and qualifying prospective tenants for each property with the use of an on-line
International credit reporting system.
Verifying current employment, rental history and income of applicant.
Collection of all monies collected, in a timely manner.
Inspection of properties on a routine basis.
Order, inspect and payment of services on minor repairs.
Handle all inquiries, both from tenants and owners.
Preparation of 1099 MISC and cash reconciliation for tax purposes.
COST:
Ten percent (10%) of gross monthly rental receipts. ($75.00 dollars minimum)
Leasing fee for new rental contracts. One half of full months rent or $500.00 minimum. Pays for two week end ads and co-broke agents/brokers showings fees etc. Renewal fees are 25% of one full months rent.
Ten percent service fee on any repairs over $1,200.00
Deposit of $300.00 is collected from owners for repairs, electrical and water utilities.
Leasing Fee for OWNER MANAGEMENT : Fee equal to one full months rent. $600.00 minimum plus advertisement expenses. Includes:, writing lease for owner and co-broke agents/brokers showing fees. Screening of tenants credit report, verifying employment, rental history and income of applicant. Owner will walk through with tenants at time of move in and move out.
